Bixby Hill and Park Estates: Two of East Long Beach's Most Prestigious Neighborhoods
If you've been looking at east Long Beach and want more space, more privacy, and more architectural character than a typical tract neighborhood offers, two names should be on your list: Bixby Hill and Park Estates. They sit close to each other, they attract a lot of the same buyers, and they feel very different once you're on the street.
I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and here's how I explain the two to buyers who are deciding between them.
Bixby Hill: The Guard-Gated Enclave
Bixby Hill is in the 90815 area near Cal State Long Beach, with Palo Verde Avenue and Anaheim Road among its main streets. What sets it apart is the gate. Listings describe 24-hour guard-gated access, and some pockets within it, like Bixby Hill Gardens, are gated as well. For buyers who want a built-in layer of security and a quieter, more private setting, that is a big part of the appeal.
The homes are mostly larger single-family residences, typically three to five bedrooms, with a good number built from the 1960s through the 1990s. You'll see a mix of traditional, contemporary, and updated custom homes, along with some townhome-style product. It also sits close to Cal State Long Beach, El Dorado Park, and Rancho Los Alamitos, so you get green space and cultural landmarks nearby without giving up the gated feel.
Park Estates: Mid-Century Pedigree
Park Estates has the more interesting backstory. It was planned in the late 1940s by developer Lloyd Whaley as one of the most luxurious parts of Long Beach's new east side, in a roughly triangular area bordered by Atherton Street, Bellflower Boulevard, and Pacific Coast Highway. Homes originally sold for $20,000 to $30,000 or more, double or triple what Whaley's Los Altos homes went for. Whaley brought in a city planner to lay out the neighborhood and commissioned notable architects to design homes there, including names like Paul Revere Williams, Richard Neutra, and John Lautner.
Today that history shows up as wide streets, mature trees, larger lots, and a mix of mid-century ranch homes, thoughtfully updated residences, and custom estates. A subsection known simply as the Estates, roughly 58 larger-than-average homes on larger-than-average lots, is the most prestigious pocket, and a fully modernized Estates home has listed at nearly $4 million in recent years.
How They Compare
Bixby Hill is the pick if a guard gate, newer construction, and low-maintenance privacy matter most. Park Estates is the pick if you want mid-century character, larger lots, and a classic neighborhood with real architectural history. Park Estates also covers a wider range of homes and price points, from updated mid-century ranches to high-end custom builds, while Bixby Hill skews toward larger homes in the upper tier.
What Homes Cost
Published numbers vary a lot by source, and both neighborhoods see few sales in any given month, so a single median can be misleading. Recent snapshots have put Bixby Hill in roughly the $1.2 million to $1.6 million range on median figures, with active listings reaching about $2 million to $2.7 million. Park Estates has shown a broad range from roughly $800,000 into the $2 million range for typical homes, with top-end Estates properties listing in the multi-millions. For a real number on a specific street, the best move is current comps, and I'm glad to pull those.
Who These Neighborhoods Fit
Bixby Hill tends to suit buyers who prioritize security, space, and a quiet setting near CSULB and El Dorado Park. Park Estates tends to suit buyers who want a classic east Long Beach address, mid-century design, and room to grow, whether that's a move-up family or a buyer planning a renovation. If either sounds like you, it's worth touring both on the same day to feel the difference.
If you're curious what's available or what your own home in either neighborhood might be worth, I can pull the real numbers for your street.
