Living in Rancho Estates: Long Beach's Cliff May Ranch-Home Neighborhood
If you've ever driven through east Long Beach and noticed rows of low-slung ranch homes set back behind courtyard fences, you were probably in Rancho Estates. It's one of the most architecturally recognizable neighborhoods in the city, and it has a loyal following among buyers who love mid-century design.
I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and here's what makes Rancho Estates special, what the homes are like, and what to know about pricing before you tour one.
Where It Is and How It Got Started
Rancho Estates, also known as Lakewood Rancho Estates, sits in east Long Beach, roughly three and a half miles from the oceanfront and close to the Orange County line. It was built in 1953 and 1954 as part of the larger Lakewood development, but it was designed separately by architects Cliff May and Chris Choate for developer Ross Cortese. May is widely credited with popularizing the modern California ranch house, and this was the largest tract he ever designed.
The neighborhood has roughly 700 homes. They originally cost about $7,500 to build and sold for around $11,000, and the whole tract sold out within two years.
The Homes
Every home in Rancho Estates is a contemporary ranch, and most are L-shaped with three or four bedrooms. You'll see shallow gabled roofs, clerestory windows, and board-and-batten siding, which blend clean modern lines with rustic detail. The homes were built with pre-cut panels, which kept costs down and made construction fast.
What buyers love most is the indoor-outdoor flow. May designed the homes with large windows and glass doors that open onto patios and courtyards. Each house sits well back from the street, with a fenced front courtyard that adds privacy and extra living space. Original ads promised “4 Times Visual Living Space,” and that sense of openness is still the draw today.
The Lifestyle
Rancho Estates feels like a true residential neighborhood: quiet streets, a consistent look, and neighbors who tend to appreciate the architecture they live in. It's a good fit for people who want a mid-century home with character, but who also want a layout that works for everyday life, with room for kids, a home office, or entertaining outdoors.
Because the homes share a design vision, many owners take pride in preserving or sensitively updating them. If you're drawn to original details like exposed beams and wood paneling, this is one of the best places in Long Beach to find them. If you prefer a modern interior, plenty of homes have been renovated while keeping the ranch character intact.
What Homes Cost
Rancho Estates is one of the more in-demand mid-century neighborhoods in the area, and prices reflect it. Redfin reported a median sale price of about $1.355 million for October 2025, with homes selling in a little over a month. Recent listings for typical 3-bedroom, 2-bathroom homes of roughly 1,400 to 1,700 square feet have been asking around $1.3 million to $1.4 million, and a Cliff May home here sold for $1.95 million in 2021. Published numbers vary by source and date, and with only a few sales each year, the condition and updates on a specific home matter a lot. I'm happy to pull current comps.
Who This Neighborhood Fits
Rancho Estates tends to attract design-minded buyers, mid-century enthusiasts, and move-up families who want a single-story layout with real outdoor living space. If you want a home with architectural pedigree that doesn't feel like a museum, it belongs on your short list.
If you're curious what's available or what your own Rancho Estates home might be worth, I can pull the real numbers for your street.
