Buying in Belmont Shore: What to Know Before You Fall for Long Beach's Most Walkable Beach Neighborhood

Every buyer who tours Belmont Shore asks me some version of the same question: "Is it actually as walkable as everyone says?" It is, and that's exactly why the neighborhood is one of the most sought-after stretches of Long Beach. But walkability and character homes come with tradeoffs buyers need to understand going in.
I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and I work with buyers throughout Belmont Shore and the surrounding Long Beach coastline. Here's what I tell every buyer before they start touring homes here.
What Makes Belmont Shore Different
Belmont Shore is one of the most walkable coastal neighborhoods in Long Beach. Residents can walk to restaurants, shops, parks, and the beach without needing a car for much of daily life. The heart of it is Second Street, a retail and dining corridor packed with boutiques, coffee shops, restaurants, and a lively nightlife scene. Housing is a mix of single-family homes, duplexes, and condominiums, many reflecting early- and mid-20th-century architectural styles, and that combination of true beach proximity and walkable everyday life is what buyers are actually paying for here.
This is also a neighborhood with real community identity built around Second Street. The Belmont Shore Christmas Parade runs the first Saturday of every December along Second Street and draws around 30,000 spectators, making it the second-largest holiday parade in Southern California. In September, the Belmont Shore Car Show takes over 14 blocks with classic and custom cars and pulls in roughly 50,000 attendees, one of the largest one-day classic car shows on the West Coast. And through the summer, Stroll & Savor turns Second Street into an open-air tasting event, with dozens of local restaurants serving samples right on the sidewalk. These aren't just nice extras, they're a big part of why people who move here tend to stay.
Schools and Family Life
Public school options include Lowell Elementary (K-5), Rogers Middle School (6-8), and Wilson High School (9-12), with private options like St. Joseph Elementary and Maple Village Waldorf also nearby. Most buyers choose Belmont Shore for the lifestyle first and the schools second, but the elementary options are strong enough that they support real demand from young families, alongside the couples, downsizers, and investors also drawn to the walkability here.
Where the Market Actually Stands
Belmont Shore carries a Redfin Compete Score of 47, "somewhat competitive," which is meaningfully calmer than some other Long Beach neighborhoods. The median sale price was around $1.4 million last month, down slightly year over year, and homes are going pending in around 69 days on average. Hot listings move faster, selling closer to list price and going pending in about 39 days. On average, homes here sell for around 2% under list price, which gives buyers a bit more room to negotiate than in tighter markets. If the single-family price point is out of reach, condos and duplexes offer a lower entry point, generally in the $650,000 to $1,000,000 range.
What Buyers Should Know Before Making an Offer
Because the compete score here is lower than neighborhoods like Bixby Knolls, buyers actually have a bit of breathing room, average sales landing under list price means there's real room to negotiate on the right property. That said, don't mistake "somewhat competitive" for "no urgency." Hot listings still move in around 39 days and close near list price, so financing needs to be lined up before you start touring, not after. Parking is also worth planning around, narrow streets and limited off-street parking are common here, so it's worth understanding what you're getting before you fall in love with a specific block.
Where Buyers Get Tripped Up
Assuming the whole neighborhood is out of budget without ever looking at the condo and duplex market, which prices meaningfully lower than single-family homes. Treating the moderate compete score as a reason to slow down, hot properties here still move fast and go to buyers who are ready. And underestimating how much parking and lot size vary block to block, which matters more day-to-day here than the listing photos usually show.
