Buying in Bixby Knolls: What You Should Know About Long Beach's Most Walkable Neighborhood
I get a lot of buyers who ask me the same thing about Bixby Knolls: "What's it actually like to live there?" It's a fair question, because the market stats only tell part of the story. This is a neighborhood people move to and stay in, and once you understand why, the competitive market makes a lot more sense.
I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and I work with buyers throughout Bixby Knolls and the surrounding Long Beach neighborhoods. Here's what I tell every buyer before they start touring homes here.
What Makes Bixby Knolls Different
Bixby Knolls sits in northern Long Beach, about 20 miles from downtown LA and 15 miles from Orange County, which gives it a suburban feel without cutting you off from either city. The streets are tree-lined with landscaped yards, and most of the homes were built between the 1920s and 1950s in California bungalow, Craftsman, Tudor, and Spanish Colonial Revival styles. It's genuinely walkable in a way a lot of Long Beach isn't. Atlantic Avenue runs through the heart of the neighborhood with small shops, coffee shops, gastropubs, and a wine bar, plus the Helen Borgers Theater, home to the Long Beach Shakespeare Company, and the Historical Society of Long Beach. On Thursdays, the Bixby Knolls Farmers Market sets up at Atlantic and 46th with produce, local goods, and a genuinely neighborly atmosphere. And on the first Friday of every month, Atlantic Avenue between Bixby Road and San Antonio Drive shuts down for First Fridays, a free, family-friendly street event from 6:30 to 9:30 pm with art exhibits, live music, food and drink specials, and a rotating theme tied to the season or a cultural celebration. This is a place with a real sense of community, not just a collection of houses.
Schools and Family Life
Bixby Knolls is served by Long Beach Unified School District, with public options including Longfellow Elementary, Los Cerritos Elementary, Burroughs Elementary, and Hughes Middle School, along with private options like St. Barnabas School. It's a family-oriented neighborhood, and there are regularly music events and family-focused gatherings along Atlantic Avenue throughout the year. If you're buying with kids in mind, or planning ahead for them, this is one of the things that draws people to this specific pocket of Long Beach over others nearby.
Where the Market Actually Stands
Bixby Knolls carries a Redfin Compete Score of 76, which is "Very Competitive." Homes are going pending in around 43 days on average, and the hottest listings in about 25 days. The average home sells for around 1% over list price, and the hottest homes are pulling in 4% over list, sometimes with multiple offers and waived contingencies. Bungalows in the neighborhood typically range from $850,000 to $1.3 million, while condos run from $450,000 to $575,000, so there's more range here than people often assume. This is not a neighborhood where you can take your time deciding once you find the right house.
What Buyers Should Know Before Making an Offer
Get pre-approved before you start touring, not after you find a house you like. In a market with this much competition, the time between falling for a home and needing to submit an offer can be a matter of days. Know which architectural style and lot size actually matter to you before you start, because Bixby Knolls has real variation between blocks, and that affects both price and long-term value. And pay attention to whether a home's original character has been preserved or renovated away. Homes with intact original detailing, built-ins, coved ceilings, original hardwood, tend to hold value better here than homes that were stripped down during a past remodel.
Where Buyers Get Tripped Up
Touring without financing in place and losing homes to buyers who were ready to move immediately. Assuming every part of Bixby Knolls is priced and zoned the same way, when in reality the neighborhood has real variation street to street. And waiving inspection contingencies without fully understanding the risk on homes built in the 1920s through 1950s, where deferred maintenance can be more significant than it looks on a first walkthrough.
