Selling in Bixby Knolls: What Actually Gets Long Beach Sellers Top Dollar Right Now

Bixby Knolls is one of the neighborhoods I get the most seller questions about, and for good reason. It's one of the more competitive pockets of Long Beach right now, but "competitive" doesn't mean every listing performs the same. The homes that get multiple offers and the homes that sit for weeks are often separated by a handful of decisions the seller made before the home ever hit the market.

I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and I work with sellers throughout Bixby Knolls and the surrounding Long Beach neighborhoods. Here's what I tell every seller before we put a sign in the yard.

Where the Bixby Knolls Market Actually Stands

Bixby Knolls carries a Redfin Compete Score of 76, which puts it in "Very Competitive" territory. Median sale prices have been running roughly $945,000 to $1 million depending on the month, with some readings showing prices up close to 5% year over year. Homes are going pending in around 43 days on average, but the hottest listings go pending in about 25 days. The average home sells for around 1% over list price, and the hottest homes are pulling in 4% over list, sometimes with multiple offers and waived contingencies. This is not a market where you price high and wait. It's a market where the right price and the right presentation compound on each other fast.

Why Character Homes Command a Premium Here

Most of Bixby Knolls was built between the 1920s and 1940s, and the architecture is part of what makes this neighborhood sell. California bungalows and Craftsman homes dominate, with pockets of Tudor, Spanish Colonial Revival, and ranch scattered through tree-lined streets. Buyers aren't just shopping for square footage here, they're shopping for character. Original detailing that's been preserved or thoughtfully restored, built-ins, coved ceilings, original hardwood, tends to outperform homes that were stripped down to something generic during a past renovation. If your home has original character, that's a selling point to lead with, not something to modernize away.

What Actually Gets Sellers Top Dollar

Pricing at or just under market value to generate competition, rather than pricing high and leaving room to negotiate down. In a market with a 76 Compete Score, correctly priced homes create urgency and multiple offers, while overpriced homes sit and eventually chase the market downward. Curb appeal matters more here than in most Long Beach neighborhoods, since the tree-lined streets and lot sizes are a big part of the draw. A clean, well-maintained exterior gets buyers emotionally invested before they walk through the door. And having pre-inspection information ready, especially for homes built in the 1920s-1940s range, helps serious buyers move faster and reduces the odds of renegotiation after inspection.

Where Sellers Leave Money on the Table

Overpricing based on what a neighbor's fully renovated home sold for, without accounting for condition differences. Skipping small, high-return updates like exterior paint, landscaping, and light fixture upgrades that cost little but shape a buyer's first impression. And listing without professional photography in a neighborhood where character and architectural detail are exactly what buyers are searching for online.

A Few Myths Worth Clearing Up

"I should price high to leave room for negotiation." In a Very Competitive market like Bixby Knolls, this usually backfires. Overpriced homes get skipped by serious buyers in the first two weeks, which is when most of your showing activity happens, and then the home sits and eventually needs a price cut anyway, which sends a signal to buyers that something's wrong with it.

"Renovating everything before selling is the safest bet." Not every upgrade pays for itself, and in a neighborhood where original character is part of the value, over-renovating can actually work against you. The smarter move is usually targeted updates plus honest pricing, not a full remodel.
