What First-Time Buyers in Long Beach Actually Need to Get Started

If you're thinking about buying your first home in Long Beach, you've probably already run into a wall of conflicting advice: how much you actually need for a down payment, whether now is a "good time" to buy, what a lender is even going to ask you for. I get these questions constantly, and I'd rather just walk you through what the process actually looks like, without the jargon.
I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and one of my favorite parts of this job is working with first-time buyers. Buying your first home shouldn't feel like a mystery, so let's break it down.
How Much Do You Actually Need?
This is the question I hear most, and the honest answer is: probably less than you think. Recent estimates put Long Beach's median home price around $740,000, and while that number can feel intimidating, very few first-time buyers put down anywhere close to 20%. Conventional loans can go as low as 3-5% down, and FHA loans go even lower.
On top of that, Long Beach has real, local resources most buyers don't know about. The City of Long Beach currently runs a First-Time Homebuyer Assistance Program offering up to $25,000 in down payment and closing cost assistance for eligible low- and moderate-income households, and the state offers several CalHFA loan programs built specifically for first-time buyers. Eligibility and terms vary and change, so this is exactly the kind of thing to sit down with a lender about early, before you start touring homes, not after.
Getting Pre-Approved (and Why It's Not Optional)
Pre-approval is the single most important step buyers skip or delay. It's not the same as pre-qualification: pre-approval means a lender has actually looked at your income, credit, and debt, and given you a real number you can make an offer with. In a competitive market, a seller isn't going to take your offer seriously without it.
If you're self-employed or run your own business, this step deserves extra attention. Lenders look at self-employed income differently than a W-2, and it's worth talking to someone who understands how to document your income correctly well before you're under contract. This one's close to home for me. I'm a business owner myself, and I work with a lot of clients navigating exactly this.
What the Process Actually Looks Like
Once you're pre-approved, here's the rough shape of things: we tour homes that fit your budget and priorities; when you find the one, we write an offer and negotiate terms; once it's accepted, you're in escrow, typically 30 to 45 days, which covers inspections, appraisal, and finalizing your loan; then you sign, fund, and get your keys.
Every step has room for questions, and I'd rather over-explain something than have you move forward confused.
A Few Myths Worth Clearing Up
"You need 20% down." Most first-time buyers don't put down anywhere near that.
"Your credit has to be perfect." It doesn't, but knowing your real number matters more than guessing.
"Renting is always throwing money away, so buying is always better." Not necessarily true. It depends on your timeline and situation, and I'd rather tell you honestly if renting makes more sense for you right now than push you into a purchase that doesn't fit.
