What Actually Moves a Luxury Listing in Long Beach

Selling a luxury home isn't a bigger version of selling any other home. The buyer pool is smaller, the scrutiny is higher, and the margin for error on pricing and presentation is a lot thinner. If you're thinking about listing a higher-end property in Long Beach, here's what I've seen actually make the difference.

I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and I work across residential, investment, and luxury sales here in Long Beach. Luxury listings get the most attention when they're priced and presented correctly from day one, not adjusted into shape after the fact.

Read the Market Correctly First

Long Beach's overall market has stayed competitive: over the three months ending May 2026, home prices were up about 2.3% year over year to a citywide median of $879,000, with homes selling at roughly 100% of list price, averaging about 3 offers, and going under contract in around 40 days. Those citywide numbers move faster than the luxury tier typically does. Higher-end homes usually see a smaller buyer pool and longer days on market, which makes accurate pricing and strong presentation more important, not less.

Pricing Strategy at the High End

Overpricing hurts more at the top of the market. There are fewer comparable sales to lean on, buyers at this price point tend to be more informed and more patient, and a property that sits too long picks up a stigma that's hard to shake even after a price reduction. I'd rather price a luxury listing accurately from the start than chase the market down after 60 days on the site.

Presentation Is Not Optional

At the luxury tier, staging, professional photography, and video aren't nice extras, they're part of how the property gets taken seriously online before a buyer ever requests a showing. Most luxury buyers are scrolling through listings on their phone first. If the photos don't hold up, the showing request never happens.

Marketing Reach Beyond the MLS

Luxury buyers aren't always local. Relocation buyers, out-of-area investors, and cash buyers make up a meaningful share of this market, which means marketing has to go beyond a standard MLS listing. That includes targeted social promotion, agent-to-agent outreach through broader networks, and making sure the listing is positioned to reach buyers who may not be actively searching Long Beach yet, but would be interested if they saw the right property.

A Few Myths Worth Clearing Up

"Price it high, there's room to negotiate down." This usually backfires. Buyers at this level do their homework, and an inflated price just gets the listing skipped over.

"Any professional photos are good enough." Luxury listings need photography and video treated as a distinct project, not the same package used for a standard resale listing.

Why Long Beach

Long Beach's higher-end pockets, including Naples Island, Belmont Shore, and parts of Bixby Knolls and Los Cerritos, offer something a lot of buyers are actively looking for: coastal Southern California living without a Newport Beach or Palos Verdes price tag. That value gap is part of what's drawing more attention to Long Beach's luxury segment.
