Whittier's Best Neighborhoods: A Buyer's Guide, From Most Popular to Most Affordable

Whittier gets overlooked a lot when people talk about the best places to buy in the San Gabriel Valley, and I think that's a mistake. It's got a genuine historic downtown, foothill neighborhoods with real elevation and views, and a range of price points wide enough that it works for a first-time buyer and a move-up buyer in the same conversation.

I'm Diana Galvez, a REALTOR® with HomeSmart Realty Group's Homeverse Team, and I get asked constantly which part of Whittier is "the good part." The honest answer is that it depends on what you're optimizing for, so here's a rundown of the five neighborhoods that come up most, ranked from most in-demand to most affordable.

1. Friendly Hills

Friendly Hills is Whittier's most affluent neighborhood, and it's not close. Tucked into the eastern foothills with curving streets and elevated lots, it's known for larger single-family homes, low crime, and some of the highest-rated schools in the area. Median sale prices here have run as high as $1.3 to $1.6 million over the past year depending on the reporting window, well above the citywide median. If you want space, privacy, and a top school boundary, this is where Whittier buyers end up looking first.

2. Uptown Whittier

Uptown is Whittier's historic heart, a three-square-mile district of tree-lined, walkable streets anchored by the Greenleaf Promenade. Think early 1900s Craftsman homes mixed with newer condos and townhomes, all within walking distance of the restored movie theater, Poet Gardens food hall, local breweries, boutiques, and a weekly farmers market. It's the neighborhood for buyers who want to actually walk to dinner, and it comes with a lower entry price point than the foothill neighborhoods, which makes it one of the more accessible ways into a historic Whittier address.

3. Mar Vista Heights

Mar Vista Heights sits up in the eastern foothills near Friendly Hills Country Club, and it's the other half of Whittier's luxury market. The architecture leans midcentury ranch, prewar colonial, and Spanish Revival, with hillside lots that feel removed from the rest of the city despite being minutes from everything. Median single-family sale prices here run around $1.2 to $1.26 million, and the neighborhood has actually appreciated faster than most of Whittier over the past year. If Friendly Hills is full, this is usually the next place I point buyers.

4. East Whittier

East Whittier is where a lot of Whittier's families actually live day to day. It's mostly post-war single-family homes on wider residential streets, with neighborhood parks and easy access to shopping along Whittier Boulevard. Median home prices have been running around $798,000, roughly in line with the broader Whittier market, which makes it a strong option for buyers who want a real house on a real lot without stretching into foothill pricing.

5. South Whittier

South Whittier is the most affordable of the five, with median prices in the high $600,000s to high $700,000s depending on the source and property type. It blends suburban streets with genuinely urban conveniences, and it's close to hiking trails, parks, and Whittier's historic core without carrying the historic-core price tag. For buyers getting priced out of the rest of the San Gabriel Valley, this is often where the numbers finally work.

Whittier's citywide median sits somewhere in the $850,000 to $885,000 range right now, but as you can see, that number hides a lot of range depending on which of these five neighborhoods you're actually looking at.
